List Tenant Caused Damages as Additional Rent by Donald Beck

Ever have a tenant use an ice pick to "defrost" the freezer and puncture the freezer wall? Ever have a washing machine overflow from the second floor apartment to the first floor tenant's living room furniture? Or maybe a tenant flushed kitty litter down the toilet and caused damage to the pipes and flooding. These are just three of many ways tenants can damage apartments. In these cases, you could try to recover the cost of the tenant- caused damages by filing an insurance claim, but your deductible is probably too high to help very much.

A Quick Checklist: 10 Things To Review Before Renting

A Quick Checklist: 10 Things To Review Before Renting

   1. Driver’s licenses form all adult applicants.

Including licenses of applicants children who are 18 years of age or
older. Write down the address on the front and, if applicable, the back.

   2. Current landlord. You want to find out:

If the applicant gave proper notice

If the applicant paid on time

If the applicant caused problems

If the police were ever called to the rental

Encourage Tenants To Buy Insurance, Many Are Unaware Of Benefits And Low Costs

Many tenants choose not to pick renter’s insurance. Their decision could put you at financial risk. Renter’s insurance covers more than just a resident’s personal property. It covers damage the tenant might do to a neighbor’s property or to your property. For example, if a tenant who has no renter’s insurance starts a fire that damages other apartments, you may have to ask your own insurer to pay for the losses. This could mean higher insurance premiums for you.
